A Stabilizing Real Estate Market Is Good For Buyers & Sellers. Let me explain....
An exploding real estate market is fantastic for sellers- do not get me wrong. While stabilizing prices may mean lower profits, it still is beneficial for both sides. Let's think about this from an investment point of view. When you are in a booming market, like the one we have been in since 2020, whether a house was a complete teardown or a full renovation, it sold for a premium. Now obviously a full renovation will demand a higher premium, but you get my point. Compare this to a more normalized market, & your opportunity to build your net worth in real estate is much higher.

I am a huge fan of wedge deals in real estate- buying that 400k house in a 600k neighborhood because it has ugly paint colors, nasty carpets, and an outdated kitchen could be a fantastic wealth building opportunity. Make some renovations or put in some good old sweat equity & after it is all said & done you will be sitting on $200,000 of sweet, sweet equity. This doesn’t mean you have to sell it either, refinance down the road, pull the cash out, & repeat.

Warren Buffet once said, “be fearful when others are greedy, and greedy when others are fearful”. Remember this when everyone is screaming & shouting from the rooftops that real estate is on fire & never set to be put out.
