Whether you are flipping, BRRRRing (Buy, Renovate, Refinance, Rent & repeat) or looking for long term rentals; it is crucial to find deals in the "wedge". Wedge deals, simply put, are under market value properties that will have excess equity gain beyond the amount you have into the property once they are fixed up/renovated. 
Not only is it great to make some sweet equity gain on your investment, but if the market happens to correct, you have that equity buffer in your investment to help protect you from the downside.
