August Market Stats Are In.... This is Exciting For Buyers & Sellers
 


Stats For The Month Of August
  • Median Sales Price of $410,000, Down slightly from July 
  • Number of Homes Sold Down about 10% from July 
  • Month's of Inventory is up from 3 months to 3.2 months MOM
  • Close Price to List Price Ratio is Flat around 100% MOM
  • Number of New Listings on Market is down 6% from July
  • Median Days to Sell for a Listing is just 11 Days
 
Now let's translate this.... 

The school buying frenzy has come to a halt, slowing down sales for the month of August. This is very typical for the season... Overall, we are definitely still in a sellers market if you look at Months of Inventory & Days to Sell. However, like we've discussed over the past few months, we are slowing shifting towards a more even market between buyers and sellers. 

For Sellers, price your home right and it will probably go fairly quick. Price your home way above recent comps, & you will most likely catch a falling knife... 

For Buyers, this is exactly what you have been hoping for these past 6 months. You get more inventory, less competition, and more time to shop for the home that is right for you. However, I wouldn't recommend getting too carried away...Watch the data, make an educated decision, and strike when the time is right.
