Home prices are on the rise in Metro Atlanta for the month of February! 

Not a shocker to some, home prices began to rise again in February. This came after a pretty large surge in demand came in the month of January & into February. The metro Atlanta market continues to show its resiliency to the macro economic conditions. Furthermore, many sub markets in Atlantas hot suburbs have been recovering off of June 2022 lows for some time now.

Here is the data for all of Metro Atlanta:

  • Median Price: $360,000 (2.89% increase from the prior month)

  • Number of New Listings: 7,526 (9.5% decline from the prior month)

  • Pending Home Sales: 5,816 (5.8% decline from the prior month)

  • Closed Transactions: 4,757 (12.3% increase from the prior month)

  • Median Days on Market: 29 (down from a 30 day median last month)


Overall, a great month for the Atlanta market. The spring market seems to be coming into full effect as buyers and sellers began to gear up for the action. 

 Below, I will include data for multiple sub-markets in the Metro Atlanta market. Including: Alpharetta, Cumming, Roswell, Marietta, Suwanee, and more

 

Alpharetta: 

  • Median Price: $559,000 (11.3% increase from the prior month)

  • Number of New Listings: 140 (increase from 130 in the prior month)

  • Pending Home Sales: 113 (decline from 117 in the prior month)

  • Closed Transactions: 97 (increase from 70 in the prior month)

  • Median Days on Market: 19 (down from a 25 day median last month)

Cumming: 

  • Median Price: $517,000 (9.4% increase from the prior month)

  • Number of New Listings: 192 (decline from 220 in the prior month)

  • Pending Home Sales: 160 (decline from 208 in the prior month)

  • Closed Transactions: 158 (increase from 112 in the prior month)

  • Median Days on Market: 29 (up from a 27 day median last month)

Roswell: 

  • Median Price: $544,500 (1% decline from the prior month)

  • Number of New Listings: 77 (decline from 79 in the prior month)

  • Pending Home Sales: 70 (decline from 76 in the prior month)

  • Closed Transactions: 69 (increase from 56 in the prior month)

  • Median Days on Market: 21 (Up from a 17 day median last month)

Marietta: 

  • Median Price: $406,718 (7% increase from the prior month)

  • Number of New Listings: 298 (decline from 316 in the prior month)

  • Pending Home Sales: 267 (decline from 290 in the prior month)

  • Closed Transactions: 223 (increase from 189 in the prior month)

  • Median Days on Market: 19 (down from a 24 day median last month)

Suwanee: 

  • Median Price: $525,000 (3.4% decline from the prior month)

  • Number of New Listings: 94 (increase from 62 in the prior month)

  • Pending Home Sales: 85 (increase from 69 in the prior month)

  • Closed Transactions: 59 (increase from 36 in the prior month)

  • Median Days on Market: 18(Up from a 41 day median last month)
