June Market Stats Are In & We Were Right! 
 
Don't let my doom & gloom title get your inner panic going. Let's talk about the numbers.
 
     Stats For The Month Of June
  • Number of New listings are UP 14.72% MOM
  • Home's sold are DOWN 4.1% MOM
  • Month's of inventory is UP 17.8% MOM 
  • Close Price to List Price is the same around 101%
  • Median sales price to no surprise is UP 17.5% YOY, & flat MOM 

Like we spoke about two weeks ago, the market is shifting. No, I am not claiming an 08' debacle. What I am saying is, the market is balancing itself. This market sifted quick. Inventory that is overpriced is sitting longer. Buyers are no longer willing to shell out whatever amount of cash for any property just to get something under contract. Sellers must price their listing properly & do so the first time. The properties accumulating days on market are those where the seller thinks they haven't missed the boat. Yes, I am referring to the listing that is priced 10% above a comp from last week.

As always, you need an agent with your best interests in mind & one who knows their market day in & day out.
