As an agent that works with buyers & sellers, I get genuinely excited when I hear about more inventory hitting the market.

I am sure we all wish we could go back and buy up as much property as we could in places like downtown Crabapple, Alpharetta, Suwanee etc. Why you might ask? Take the downtown Crabapple area for instance, there are so many places to eat, drink & entertain; why drive 15 minutes to Avalon when you can walk or drive your golf cart into Crabapple. This is not to mention the average home prices in the past 5 years within the tiny radius of Crabapple has risen from the mid 400's to the high 600's, that is over a 50% increase in 5 years, CRAZY!

Now it is off to the races to find the next Avalon or downtown Alpharetta! Where will it be? Will it be the Atlanta developer Empire Communities, who just submitted its intent to develop a huge mixed-use development north of Forsyth off 400? Or will it be North Point Capital, who recently submitted a request to rezone 140 acres of land in Alpharetta for another mixed-use community. I could go on and on.... the real question is, where do you think the next up & coming spot will be and how do you plan to capitalize?
